A:
First, check the book (next to the phone). Our guests are always left a book with detailed instructions for the house (how to work the heaters, the spa, the TV, etc...). This book includes Address Cards (the size of business cards) to help you get back to the house.

Is it possible to hold an event during my stay at 4210 East Quail?
A:
Yes, this property is often used for events. The property is gated, lavishly decorated, and extremely private: perfect for romantic weddings, anniversaries, and special events. Vacation rentals require a 3-Day Minimum rental plus an additional $2000 Event Fee. This fee is to cover the extra wear and tear on the property (hosting up to 150 people), the "down" days in which the property cannot be rented until the additional cleaning and any repairs have been completed (typically 48 hours), and the convenience of having the event in this amazing estate. I am interested in getting
married in Las Vegas; can I
hold my ceremony or
reception at the 4210 East
Quail property?
A:
Absolutely. The lush landscaping of this private, gated estate makes it the perfect location for a small wedding or event of any kind. Although, there is a maximum capacity for an event of 150 people... we have found that 80 people are really the limit for a sit down event (10 8-top tables situated around the pool and patio work beautifully). Guests, in the past, have utilized local valet, catering, DJ, and bartending services for their events. Please note: There is an additional event fee of $2000 anytime there are more than 20 people on the property. (The property sleeps 12 people and can host up to 20 people during the day at no additional fee). You are only charged the $2000 Event Fee if you have a one-day event with more than 20 people... this fee is to cover the additional wear and tear on the property (hosting up to 150 people),
the additional cleaning required, the "down" time between rentals to accommodate the additional cleaning and repairs, and the convenience of having the event right on the property. Because there is still a 3 night minimum stay for the property, we have found that most wedding couples utilize the six bedrooms to house their families and/or some friends on the days before or after the ceremony. A great alternative to the ever important rehearsal dinner... utilize family or friends or hire the Personal Chef to prepare your dinner right at the property. You get to enjoy all of the benefits of a relaxing atmosphere, a gourmet dinner, a clean-up crew, and cozy and unhurried atmosphere.

- Final Cleaning Fee: $500 - This fee covers the cleaning and restocking required to prepare the property for the next rental.
- Utility Service Fee: 4% of rental fee - This fee covers the ever-increasing power and gas costs associated with air conditioning, heating, and pool/spa heating throughout the year
- Authorized Deposit: $3000 - Credit card is authorized for $3000; damages and amenities are charged against this authorization. The card is only charged if amenities are used or damages incurred.

property).

shopping and home
delivery for only a $10
delivery fee... they are a
frequent visitor to 4210
East Quail. You can
place your order at
www.vons.com. Vons will
allow you to choose a 2
hour window for delivery
and will even bring them
right into the kitchen
for you... all you have to
do is put the groceries
away. Please make sure
to have your groceries
delivered after you have
Checked-In to the
property; otherwise,
there will not be anyone
here to accept the

Are pets allowed on the
property?
A:
Unfortunately, 4210 East Quail is not
set up to accommodate pets.
This property is lavishly
furnished with custom
furniture, bedding, and
drapes; it is outfitted with
travertine and looped Berber
carpet; and it is designed
with luxury in mind. Even
though pets are an integral
part of families and every
owner believes their pet to
be perfectly behaved...
accidents happen. We do not
believe that the next
visitors should have their
stay dampened by chew marks
on furniture, runs in
carpet, stains on the floor,
or allergens left on bedding
or flooring. We want this to
be the perfect getaway for
everyone who visits 4210
East Quail.
Q:
May I smoke inside the
property?
A:
Absolutely not. This is a NON SMOKING property. If you need to smoke while staying at 4210 East Quail, then please do so outdoors. You will find pots filled with sand in designated areas throughout the yard for smokers to use (away from the house). Please make sure that the cigarette butts stay in the designated pots and are not thrown throughout the yard. If you are found smoking within the property, then it is grounds for immediate eviction without refund. If you are found to have smoked within the property after Check-Out, then your credit card will be charged the $3,000 smoking fee.
Q:
Are there any other
restrictions imposed upon
the property at 4210 East
Quail?
A:
The only other restrictions are that, for medical reasons, it is a LATEX-FREE property (i.e. no balloons and/or latex gloves, etc...). Please Note: Small and/or personal latex items are acceptable (i.e. rubber bands, condoms, etc...). After years in the medical industry, the owner developed a severe, life-threatening allergy to latex. Any contact to latex particles or residue will result in severe allergic reaction and airway constriction. For this reason, we must insist that there is no use of latex balloons or latex gloves on the premises. We realize that this restriction may affect some party decorating plans but have found that most renters have adjusted with Mylar balloons, flowers, or other decorations. If you are found using EXCESSIVE latex products on the property, then it will be grounds for immediate eviction without refund and your credit card will be charged the authorized $3000 fine.

I would like to use the
swimming pool while I am
here, is it heated?
A:
Yes, the pool can be heated. However, you will find that the Las Vegas sun
provides a heated pool most
of the year (typically at 85
degrees).
Q:
What is included with Daily
Housekeeping services?
A:
The Daily Housekeeping is
automatically included with
each rental is part of the daily rental fee. Each day
(between 12pm and 2pm), our
housekeeping staff will...
- remake the beds
- replace any used
bath towels (for water
conservation purposes,
we ask that you hang up
and reuse any towels
that are still clean)
- straighten up the
bathrooms
- empty the dishwasher (if needed)
- remove trash from
throughout the property
Please Note: You are responsible for the overall upkeep of the property. This includes cleaning the kitchen, throwing away your garbage, and putting items back where they belong. When you check out, all dishes and kitchen items should be loaded into the dishwasher (the dishwasher should be set to run), property furniture and items should be returned to original position, and all garbage should be deposited into the garbage can next to pool equipment. If this does not occur, then you will be charged an additional cleaning fee.

Yes, there is a 3 car garage
on the property. Currently,
it is used as storage for
the owners. Occasionally, it
is also used for storage and
work space for the Personal
Chef and/or caterers.
Currently, the garage is not
open to guests. If you are
worried about secure
parking, this is a privately
gated estate and there is
parking for up to 9 cars in
the driveway inside the
locked gates.

How hot does it really get
in Las Vegas?
A:
I will not lie to you... Las
Vegas can get hot. However,
this is only for a limited
time during the summer and
the remaining part of the
year is very pleasant. Here
is what you can expect
(please remember that this
information is based on
averages and is liable to
change)...
- Fall (September
through October):
Perfect weather. Daytime
highs in the upper 80s
with lows in the 70s.
Gorgeous, clear days.
Perfect for lying out by
the pool, touring around
town, shopping, BBQing,
and entertaining.
- Winter (November
through mid March): A
mild winter by most
standards. Crisp and
cold days and nights
with very little rain
(average only 10 rainy
days per year). January
and February often bring
freezing weather in
nights and early
mornings... perfect for
cuddling up in front of
one of the many gas
fireplaces. Definitely
not extreme enough to
stop any Las Vegas
plans.
- Spring (mid March to
early June): Absolutely
beautiful. Clear skies
with average
temperatures in the 80s
and 90s.
- Summer (mid June
through August): OK,
this is where it starts
getting hot. June and
early July will find
temperatures in the
upper 90s and low 100s
(remember this is a dry
heat and much easier to handle). Mid
July through August
typically range from 105
to 115... yes, this is
hot. The hardest times
are when the humidity
rolls in (usually
beginning of August)...
moisture really does
make a difference.
How do I survive the
summer? Through most of
the year, 4210 East
Quail is cooled by a
wonderful device... an
Evaporative Cooling
System. This system
ducted separately
throughout the property
and has its own
temperature and moisture
control. It uses water
to cool the air and then
pushes it through the
house. To divert cool
air to a specific room,
you simply open a door
or crack a window; the
air flows out the path
of least resistance.
Because the evaporative
cooler adds moisture to
the air, it is perfect
for those unused to the
excessively dry climate
of Las Vegas. It is also
convenient for
entertaining... open doors
in the house do not
affect the cooling. The
property also has 4 air
conditioning units for
the occasional periods
of humidity (the
evaporative cooler does
not function well in
humid weather) and 4
heaters for the cooler
times of year.
